With fewer opportunities for organic rental growth and further yield compression anticipated across Europe’s real estate landscape, the search for income producing assets will be a key driver for investment activity in 2020, according to Savills.

Vastint Poland will build a new office building in Gdynia

Vastint Poland has signed a contract with CFE Polska to execute and coordinate the construction of an office building with the leasable area of 11,400 m2 at 2 Kielecka Street in Gdynia. Ground breaking will begin at the start of the new year. The project is planned to be completed by mid-2022. The most advantageous aspect of the project is its location. With convenient access to public transport services and to a number of important amenities, future employees will be able to effectively plan their days. The office building, which will bear the name “K2”, will be erected at the intersection of Kielecka Street and one of the main communication arteries in Gdynia – Śląska Street. Located nearby, the Fast Urban Railway station, St. Maximilian’s Hill, the bus terminus, and the Riviera shopping centre are all within walking distance. The six-storey building’s form, architectural expression, and details refer to the architectural tradition of modernism. The modular, repetitive facade consists of white, curved profiles which make reference to the sails and ship architecture popular in Gdynia in the 1930s, otherwise known as the “Streamline Style.” The lowest floor of the building will house a modern designed reception. Undoubtedly, the stylish lobby, with its informal and comfortable areas intended for cooperation and meetings, will be the project’s crowning feature. The two-story underground parking has been designed for 136 cars, while cyclists will have bicycle racks outside the building and changing rooms with showers in the garage. The materials and technical solutions used ensure an above-average standard of office space. In addition, they will allow to achieve increased efficiency in terms of reduction of energy and water consumption as well as air quality control. The project will meet the LEED environmental certification requirements. Maciej Kandybowicz, Leasing Manager at Vastint Poland, says: “The design of K2 was created in cooperation with the architectural studio APA Wojciechowski in Gdynia. During the design process, we primarily focused on the comfort of our tenants. The expected architectural standard was achieved thanks to a modern design, a well thought out plan for individual floors, and solutions that ensure a friendly and healthy work environment.”     Source: Vastint

The organ symphony opens the third series of "Power od classics" at Focus in Warsaw

On 1 December 2019, the FOCUS office building, for which global real estate services firm Cushman & Wakefield provides property management services, hosted a classical music concert, with the key protagonist being a majestic and monumental pipe organ. The concert of the “Power of Classics” series, which included classical works in the organ repertoire, was inaugurated by the Toccata and Fugue in D minor, BWV 565, a piece written by Johann Sebastian Bach and rearranged for organ and symphony orchestra. The evening’s highlight was Symphony No. 3, composed by Camille Saint-Saëns, popularly known as the Organ Symphony.

Warsaw Office Market flourishes

Warsaw office market is growing at a fast pace. Total stock at the end of Q3 of this year stood at nearly 5.6 million sqm. Nearly one fourth of existing stock is less than 5 years old, and the sector is set to increase by at least another 10% over the next two years. Results recorded so far show that 2019 might prove to have been another record-breaking year in terms of office take-up. Demand is driven by leases signed for spaces of record-breaking size, one such example being the lease signed by mBank for nearly all the space in the Mennica Legacy Tower high-rise office building.

Echo Investment invests in Wrocław. MidPoint71 office building to be centrally located

Echo Investment has started the construction of the MidPoint71 office building at Powstańców Śląskich street in Wrocław. The project will provide nearly 37,000 sqm modern office space. The first tenants will be able to work here in the fourth quarter of 2021.

Horizon with a new strategy

Horizon (formerly Horizon Plaza), a class A office complex in Warsaw’s Mokotów-Służewiec district, is going through an overall rebranding process conducted by global real estate services firm Cushman & Wakefield. Union Investment, the property owner, decided to rename the office building, create a new visual identity, introduce a new signage system in common areas and present a new showroom.
