Cushman & Wakefield has summarized the first quarter of 2023 and trends shaping the Warsaw office market, which came third among key European office locations for take-up. The Polish capital is entering a phase of renewing leases made in the peak years of 2018-2019. Another positive development is the prospect of several new construction starts in the city’s central zones. According to Cushman & Wakefield, new projects will experience the strongest upward pressure on rents.
JLL Poland has been selected as the exclusive agent in charge of the commercialization process of the LIFE Building office building - formerly Atrium Tower, which belongs to the Vig Fund, a group company of Vienna Insurance Group AG Wiener Versicherung Gruppe.
In the first quarter of 2023, developers focused on regional markets in Poland. Kraków, Wrocław, and Tri-City have been enriched with new office spaces. Demand recorded in Q1 2023 was distributed proportionally to the Warsaw market and regional cities. The Polish Chamber of Commercial Real Estate (PINK) has published figures on the office market in Warsaw for Q1 2023. The data is sourced from advisory companies from the commercial real estate sector (BNP Paribas Real Estate, CBRE, Colliers, Cushman & Wakefield, JLL, Knight Frank, Newmark Polska, Savills) and includes information on modern office stock, new completions, take-up volumes and vacancy rates.
The first building of the Nowa Strzegomska complex in Wrocław has received the BREEAM certificate with an Excellent rating. The redevelopment of Wrocław Business Park in Strzegomska Street will see the existing buildings replaced by five class A office buildings with an area of 10,000-15,000 sqm each. Cushman & Wakefield is the leasing agent for Nowa Strzegomska.
Fuzja is the first Łódź location of CitySpace, an operator of flexible office space. The concept, owned by Echo Investment, will occupy an office building on the site of the former Karol Scheibler plant, where the Fuzja mixed-use project is currently under construction. The location encompassing the entire office building on an exclusive basis is new to CitySpace. MIXD studio is responsible for the interior design. The opening is scheduled for May 2023.
