According to a new report published by Newmark Polska, the first three months of 2023 saw no new office completions in Warsaw as occupier activity weakened and the capital’s vacancy rate remained flat compared to the previous quarter. Developers are, however, commencing or planning new office projects in the city.
The Polish Chamber of Commercial Real Estate (PINK) has published figures on the office market in Warsaw for Q1 2023. The data is sourced from advisory companies from the commercial real estate sector (BNP Paribas Real Estate, CBRE, Colliers, Cushman & Wakefield, JLL, Knight Frank, Newmark Polska, Savills) and includes information on modern office stock, new completions, take-up volumes and vacancy rates.
The first building of the Nowa Strzegomska complex in Wrocław has received the BREEAM certificate with an Excellent rating. The redevelopment of Wrocław Business Park in Strzegomska Street will see the existing buildings replaced by five class A office buildings with an area of 10,000-15,000 sqm each. Cushman & Wakefield is the leasing agent for Nowa Strzegomska.
Moje Miejsce II, which is the second office building of Echo Investment’s multifunctional project in Warsaw, was acquired by Trigea Real Estate Fund. The project is fully leased to tenants such as Tchibo or NetWorks and has been awarded BREEAM environmental certificate with an 'Excellent' rating. The transaction amounted to nearly €45 million.
Fuzja is the first Łódź location of CitySpace, an operator of flexible office space. The concept, owned by Echo Investment, will occupy an office building on the site of the former Karol Scheibler plant, where the Fuzja mixed-use project is currently under construction. The location encompassing the entire office building on an exclusive basis is new to CitySpace. MIXD studio is responsible for the interior design. The opening is scheduled for May 2023.
The scale of office projects implemented in Poland today is much smaller than in previous years, and the demand for space is still high, says Walter Herz.
Yareal Polska has completed the commercialisation of Wspólna 47/49 boutique office building. In 2022, the company leased out more than 4,000 sqm of available office space, with Enervigo, “Future For Ukraine” Foundation, and a representative of the European institutions' sector added to the building’s tenant roster. This means that the building, located in the very heart of Warsaw, at the junction of Wspólna and Marszałkowska streets, is now 100% leased.
