In the first quarter of 2023, developers focused on regional markets in Poland. Kraków, Wrocław, and Tri-City have been enriched with new office spaces. Meanwhile, no new office buildings were built in Warsaw. Current interest from tenants remains at a fairly high level. Demand recorded in Q1 2023 was distributed proportionally to the Warsaw market and regional cities. Tenants attach importance to ESG issues and the comfort of working from the office for their employees. The challenge facing the office sector is rising service charges. The Polish Chamber of Commercial Real Estate (PINK) has published figures on the office market in Warsaw for Q1 2023. The data is sourced from advisory companies from the commercial real estate sector (BNP Paribas Real Estate, CBRE, Colliers, Cushman & Wakefield, JLL, Knight Frank, Newmark Polska, Savills) and includes information on modern office stock, new completions, take-up volumes and vacancy rates.
The first building of the Nowa Strzegomska complex in Wrocław has received the BREEAM certificate with an Excellent rating. The redevelopment of Wrocław Business Park in Strzegomska Street will see the existing buildings replaced by five class A office buildings with an area of 10,000-15,000 sqm each. Cushman & Wakefield is the leasing agent for Nowa Strzegomska.
Fuzja is the first Łódź location of CitySpace, an operator of flexible office space. The concept, owned by Echo Investment, will occupy an office building on the site of the former Karol Scheibler plant, where the Fuzja mixed-use project is currently under construction. The location encompassing the entire office building on an exclusive basis is new to CitySpace. MIXD studio is responsible for the interior design. The opening is scheduled for May 2023.

Yareal Polska has completed the commercialisation of Wspólna 47/49 boutique office building. In 2022, the company leased out more than 4,000 sqm of available office space, with Enervigo, “Future For Ukraine” Foundation, and a representative of the European institutions' sector added to the building’s tenant roster. This means that the building, located in the very heart of Warsaw, at the junction of Wspólna and Marszałkowska streets, is now 100% leased.
Real estate advisory firm Savills has strengthened its management board in Poland with the appointment of three new members acting as business line directors.
United Benefits Holding is entering the Polish real estate market with the acquisition of the 16,000 sqm Silver Forum office building in Wrocław. The company plans to optimize the property with a focus on ESG standards and mobility, thus leveraging the property’s value-add potential. The price of the asset has not been disclosed.
