The Wronia 31 office building – located adjacent to the Warsaw Spire complex – is now under new ownership. LaSalle Investment Management (LaSalle), on behalf of the pan-European fund Encore+ has acquired the recently completed property which is, for the most part, occupied by BNP Paribas Securities Services and Frontex. The building offers a gross lettable area of approx. 16,600 sqm. The parties signed and closed on a Sale and Purchase Agreement.

Completed in 2017, Wronia 31 has become known for its unique architecture and innovative technological solutions. In March, the property won the international BREEAM Awards 2019 competition in the category of Regional Award Central and Eastern Europe. Wronia 31 has received the BREEAM eco certificate with the Outstanding rating for the Post Construction stage. It is the second time in history and the first in five years that an office building in Poland has got such a high rating.
It offers 16,600 sqm of Gross Lettable Area and houses a bilingual kindergarten on the ground floor. The building is primarily occupied by BNP Paribas Securities Services and Frontex – the European Border and Coast Guard Agency of the European Union. Wronia 31 is situated in the area of Rondo Daszyńskiego, which has emerged as the new business centre of Warsaw. The location offers exceptional connectivity via private and public transport, including Warsaw’s second Metro line. One of the highlights of the project is its direct location at Plac Europejski, a unique public space open to both the tenants as well as the residents of Warsaw.
