2019 was a record-breaking year for the commercial real estate market in Poland in many respects: nearly 150 transactions were recorded (compared to ca. 100 in 2018), the value of which reached EUR 7.7 billion (in 2018: EUR 7.2 billion). 2020 may be even better, as we expect a further increase in liquidity. This is due to the inflow of investment capital with different risk profiles from outside Europe, primarily from the Middle East, the Far East and North America – from core/ core+ (South Korea, China, potentially Japan, Canada, Australia, Israel) to value-add ( Singapore, Philippines, Malaysia, as well as Canada and Israel). New investors, from Central and Eastern Europe, primarily from the Czech Republic, Hungary and Slovakia, are also expected to increase their involvement in Poland.
After completing over 147,000 sq m in 2019, the total supply of modern office space in Wrocław is close to 1.2 million sq m – according to the latest Colliers International data.
Regional office markets are developing rapidly. This year, the eight major regional markets almost equalled Warsaw for the first time in terms of office space supply. What is the source of this rapid growth in recent years?
Colliers International has become the administrator of the Nowy Targ office building in Wrocław. It is the 6th property under management that Colliers has acquired in Wrocław.
As in the previous year, the investment land market in 2019 was primarily focused on the residential construction sector, which accounted for over 70% of all transactions. The number of commercial and residential land transactions is continuing on an upward trend, though at a slower pace and investment processes are noticeably prolonged. Despite this, the value of transactions in 2019 are estimated at a record PLN 5.5 billion.
Food service is becoming an important element of the modern working environment that integrates with its surroundings. It also creates a positive image of offices, seen as places that are accessible and friendly to local communities. In the report ‘Eating in office buildings’ experts from Colliers International have analysed how the group of over half million Warsaw’s employees, who spend half of their day at work, deals with food.
The phenomenal growth of the ‘flex’ sector is set to continue apace in years to come, with flexible workspace in EMEA grow by over 50% by 2022 and the number of office workers occupying this space growing to 750,000 across the region. That’s according to global real estate advisor, Colliers International, which released its “Flexible Workspace Outlook Report 2019”.
