After this year's premiere of the West 4 Business Hub complex, Echo Investment obtained a building permit for another office project in Wrocław, which will be developed at 9 Powstańców Śląskich street. A central location, smart architecture, modern workplace and well-arranged common space are undeniable advantages of MidPoint71. The new office destination on the map of Wrocław is nearly 37,000 sqm office space suited to needs of companies operating in the city or just being located in the capital of Lower Silesia.
- When it comes to modern office space, Wrocław is the second largest regional city in Poland. Over the past few years we have been tracking its vibrant development. There is more and more office space in modern buildings throughout the whole city. Echo Investment has been investing in Wrocław for more or less 10 years. We have built and successfully leased five office buildings here. We are developing the first phase of the West 4 Business Hub project now. Our second office premier is a pleasent ending of this year. We have started the construction of the project at Powstańców Śląskich street - says Katarzyna Kubicka, Regional Director at Echo Investment’s Office Department.
Hit the point
The 14-storey building will soon become a part of the scenery of Wrocław. The lower, six-story building base is decorated with an original and impressive façade. A subtle gradation of redness on the panels of this part of the facade will give the building an individual character. The project will also offer several terraces providig extra recreation space for tenants.
Ground levels will offer service outlets, a restaurant and cosy common spaces that can be used for informal meetings or breaks from business duties. Equally great importance was attached to an attractive space around the building that will be used by office building users and residents of Wrocław.
- A final decision on the building permit is for us a green light to start the project. We have done a preliminary land remediation. At present, preparatory work is underway to build a diaphragm wall, which will protect an excavation, and ultimately will be an outer wall of the underground part of the building. We will build in the city center, but we will try to carry out works in the least burdensome way for both local residents and the natural environment. A completion of the construction and obtaining the building permit is scheduled for the fourth quarter of 2021 - says Marek Chmielewski, Senior Project Manager at Echo investment’s Office Department.
MidPoint71 was designed in line with guidelines of the BREEAM certification at the Excellent level, introducing many solutions supporting, among others energy and water saving, waste management policy and minimizing the building's environmental impact. The building provides 106 spaces for bicycles. Cyclists will be able to use cloakrooms and showers in a specially adapted zone. Next to the existing residential building, adjacent to the MidPoint71 office block is being built, the developer is going to build a car park equipped with electric car charging stations.
The Medusa Group studio, known for interesting and trendy projects, is responsible for the architectural design of the building. The developer did not select a general contractor. Contractors of individual packages are selected in a tender process.
A name featured by Wrocław
"Hit the point - MidPoint71" is the motto of the entire project. The developer has focused its communication on a unique location. "MidPoint" refers directly to the city center, and the number "71" is taken from the area code of the capital of Lower Silesia. All of this is an emphasis on the Wrocław spirit of this place.
