The underground part of Skyliner II consists of five levels, where all key construction work has been completed. Currently, the podium that will link both towers is under construction. The underground section features a five-level parking facility for over 200 cars and hundreds of bicycles, along with technical rooms for fire protection systems.
The Next Phase of Construction
The three-story shared section connecting both Skyliner towers is now being erected. The first 8-meter-high walls of the main hall and reinforced concrete columns made of architectural concrete have already been built. This is a critical stage requiring precise logistics, as the building occupies almost the entire plot. To optimize space, the general contractor is relocating the tower crane, which will now be placed on the completed underground structure and remain there until construction is finished.
Space for Business and Residents
The shared podium will offer 4,500 sqm of retail and service space, accessible to tenants and local residents. In the second phase of the project, a fully glazed foyer will be created with a two-story lobby and mezzanine. Additionally, green spaces with new trees and vegetation will be integrated into the surrounding office and residential developments.
Perfection in Every Detail
The Skyliner II project has been refined down to the smallest details. The glass façade will be installed using prefabricated modules produced by Widok. The installation of the self-climbing formwork system will begin in the next two months. The general contractor has implemented a five-segment system to accelerate core construction. Each floor will be completed in five days, with the first façade elements appearing before summer.
Premium-Grade Office Space
Skyliner II will offer 24,000 sqm of leasable space, with 23,000 sqm dedicated to offices. The top floors will feature green terraces covering nearly 900 sqm. The development has received a BREEAM Outstanding certification and will be powered by renewable energy.
Completion Scheduled for 2026
The architectural design of Skyliner II was created by APA Wojciechowski Architekci. Project management has been entrusted to Hill International, while CBRE Poland is handling office space commercialization. Construction is set to be completed by the end of 2026.
Warsaw is strengthening its position on Europe’s office market, and Skyliner II marks another step towards a modern and sustainable future.
